Building Safety Directors and Managers Limited provide Part 4 and Part 5 Building Safety Act consultation and advice to the directors of Principal Accountable Persons such as building owners, freeholders, head leaseholders and resident led RTM and RMC companies.

We can take on legal responsibility for building safety to act as the Building Safety Director of a high rise building to assist the existing directors with compliance with the Building Safety Act 2022.

Building Safety Directors and Managers provide a Platinum, Gold and Silver service for Part 4 Services under Building Safety Act 2022.

PART 4 SERVICE

Building Registration

  • Registration of your high rise building with the Building Safety Regulator (which should have been done in 2023. It is illegal to live in a high rise property not registered with the Building safety Regulator).

Compliance

  • Compliance with Building Safety Act 2022 and the high rise requirements.

  • Compliance with general periodic building safety checks and testing as required including fire doors through out the building, lifts, dry and wet risers, resident fire safety information, fire fighting equipment inspections and records, wayfinding signage and secure information provision and box for the local fire services.

  • Compliance with Resident Engagement Strategy (RES).

  • Compliance with Mandatory Occurrence Reporting (MOR).

  • Compliance with Fire Safety (England) Regulations 2022 – and other fire regulations.  

  • Compliance with the Golden Thread requirements for high rise blocks.

  • Compliance with the requirement to enable residents and certain other third parties to have access to certain records.

PART 5 SERVICE

Now, Principal Accountable Persons (freeholders and resident led management companies) are responsible for building and fire safety of high rise buildings, and they are at risk of criminal prosecution if they fail to take steps to embrace the requirements of the Building Safety Act 2022 and if they fail to exercise their duties with due skill, care and diligence.
